Our clients had two main objectives with selling their home: achieve the highest sales price in the shortest amount of time possible and save on listing commissions. After competing against and beating a notable Intero real estate team, we got straight to work. A small budget was allocated to updating the property and a plan to modestly update the property was detailed for our sellers. It’s always our goal to maximize the return on investment which we did by opting to start with some general landscaping. The grass, shrubs and trees were all overgrown and blocking the view of the more than 10,000 square foot lot. To increase curb appeal, mulch was used in place of grass to brighten the space and a few palms were planted. The exterior and interiors were both repainted using contemporary colors that emphasized the space and photograph well. A cleaning crew was tasked with giving the interior a deep cleaning. All drawers, cabinet surfaces, appliances, light fixtures and flooring were cleaned thoroughly. Professional window cleaners made sure both interior and exterior surfaces were spotless which is important when photographing in extremely high resolution. Once the home was clean the stage was set to bring in our talented interior staging team. Furniture, colors and textures were all taken into consideration to highlight and balance the positives and drawbacks of the home. A ‘Coming Soon’ sign was put up during the last two weeks of the updating timeline to alert the neighborhood, passersby and to address pre-marketing questions from the general public. All of the marketing and preparation paid-off handsomely for our clients with the property selling for 29% over asking and beating the city price per square foot average by 10% for that season.
