We were called to evaluate and discuss whether the house should be sold as-is for near land value or be remodeled to obtain the property’s maximum return potential. The home was faced with various un-addressable factors such as its proximity to the main street, a large but unusable sloped lot and small interior square footage count. In addition, poor drainage combined with foundation issues had caused floors to slope and walls to crack. A team of trusted inspectors was brought in to inspect all aspects of the home and its systems. The results revealed that the home was indeed in need of major repair. Our next step was to determine the financial investment necessary. We received multiple contractor quotes for the work. After the final numbers were presented and reviewed, our clients decided to remodel the home and extract the most value with the allocated budget.


The home sold over $950 per square foot and closed in 34 days.


With all three of the sellers living out of the area, Rickey was tasked with selling the home after the remodel. The remodel project consisted of:

Design: Selecting all materials related to the remodel which include:
Flooring: Main level hardwood flooring, second level carpet flooring, tiled bathroom flooring, exterior landing and walkway pavers.

Kitchen: Cabinetry, door handles and pulls, refrigerator, microwave, gas range, hood, dishwasher, sink, faucets, garbage disposal, countertops and backsplash.

All new windows, doors, casing and hardware.

Bathrooms: Vanities, mirrors, medicine cabinets, light fixtures, countertops, tiles, shower doors, handles, pulls and hardware.

Paint: (Interior) Main walls, ceiling and baseboard color and finish. (Exterior) Main walls, trim and window shutter color and finish.

Landscaping: Plants, shrubs, grass, mulch and their general layout.

Hardscaping: Paving stone type, color, install pattern and general layout.

Roofing: Shingle and gutter type and color.

Management: Oversee all contractors, their timeline and budgets.
General Contractor: Tasked with the kitchen, bathroom and general interior remodel, window and door installation, electrical enhancements, plumbing enhancements, HVAC enhancements, foundation repair and and pulled/filed necessary permits.

Roofing Contractor: Tasked with removing the old roof, installing a new one, installed more aggressive eaves for function and a more distinctive look and pulled/filed necessary permits.

Landscape/Hardscape Contractor: Tasked with removing and installing all new grass, drainage and automatic watering systems, shrubs, mulch, front landing, rear patio, walkways around the home, resurfaced existing driveway and pulled/filed necessary permits.

Marketing: Oversee and implement strategy for maximum effectiveness.
Cleaning & Staging: The entire home was deep cleaned then staged to enhance the living spaces and give visual representation of style and function of the layout.

Photography: Multiple exposure blending of all images, color corrected, color graded and exported for print and digital purposes.

Website: A full, custom website was developed to showcase all aspects of the home.

Copy: Professional copy was written to ensure clear and effective communication of the home and all its offerings.

Print: Professionally designed flyers printed on premium paper stock.

Broker Tour: Multiple broker tours were held to ensure local brokers and their agents previewed the home.

Open House: Multiple open house sessions were scheduled to ensure interested buyers previewed the home.


We negotiated a strong contract that was non-contingent on inspection and appraisal.
